GÖRG Partnerschaft von Rechtsanwälten mbB advised HanseMerkur Grundvermögen AG (HMG) for one of its special funds on the acquisition of the "Medical Science Center" north of Hamburg Airport at Essener Straße 94-110 in Hamburg. The seller of the mixed-use property is the Hamburg-based project developer AUG. PRIEN Immobilien, Gesellschaft für Projektentwicklung mbH.
The building complex, which is being constructed according to a design by the Hamburg office of kbnk ARCHITEKTEN, extends over six building sections. The property will house a mix of uses including laboratories, a medical care centre, office space and a daycare centre on an area of around 23,500 square metres. It is already 93% let with long-term leases.
The anchor tenant Labor Lademannbogen MVZ GmbH, a subsidiary of the Sonic Healthcare Group, will use the site for one of the largest human medicine laboratories in Hamburg with around 12,200 m2 of lettable space and 160 parking spaces for around 300 employees. A further 7,700 m2 has been let to the Institute for Federal Real Estate for an education and science centre. The day-care centre space has also already been let on a long-term basis.
The property is to be built to KfW 55 standard and certified according to DGNB quality level Gold. Completion and handover of the entire building, which is already under construction, is planned for the end of 2024.
